Price Breakdown Analysis

Floor Leveling:

In the world of flooring, “Self-Leveling” is a misleading term. The compound doesn’t level itself—it follows the laws of physics and the skill of the person pouring it. Floor leveling is a high-precision, time-sensitive chemical process. Our Labor-Only rates are calculated per bag, ensuring you pay exactly for the volume of work your subfloor requires.

2026 Labor Rates per Bag (Mixed & Poured)

  • Below Market ($20 – $25/bag): “The Basic Pour.” Often found with general handymen who skip the most vital step: Priming. Without professional-grade primer, the compound will not bond, leading to “hollow” spots and cracking. They usually “eyeball” the water ratio, resulting in a weak, dusty surface that won’t hold tile or hardwood long-term.
  • Market Range ($25 – $35/bag): “The Professional Standard.” Our core expertise. This includes laser-mapping the floor to find high/low spots, installing perimeter expansion strips, and using spiked rollers to remove air bubbles. The price fluctuates within this range based on the type of mixture you choose—fast-setting or fiber-reinforced compounds require much faster, more coordinated labor.
  • Above Market ($35 – $55+/bag): “Specialty & High-Precision.” This rate applies to ultra-thin “feather-finish” applications or complex high-flow systems in large luxury spaces. At this price, you are often paying for the massive overhead of large corporate firms or specialized acoustic leveling systems.

Important: Why Material Type & Scale Matter

  • Mixture Complexity: Not all bags are created equal. High-performance, fast-setting cement (ready for flooring in 4 hours) is much harder to work with than standard overnight-dry mixes. The shorter the “open time,” the more skill and speed are required from the installer to avoid “cold joints” and lumps.
  • Minimum Service Charge: Because floor leveling requires significant setup (laser calibration, mixing stations, industrial vacuuming) and intensive tool cleaning afterward, we maintain a Minimum Charge for small projects. It is simply not cost-effective for a professional crew to mobilize for only 2 or 3 bags. Usually, a minimum of 10-15 bags is the baseline for a standard site visit.
  • The Priming Discipline: We don’t just “pour.” We clean and prime the subfloor twice if necessary. This creates the chemical bond that prevents your new floor from delaminating. This “invisible labor” is 70% of a successful leveling job.

Expert Insight: You Only Get One Chance to Pour. Leveling is a “one-shot” project. If a Below Market installer ruins the pour, you cannot simply “fix it.” You have to pay triple the price for a specialized crew to grind the mess off your floor. Investing in Market Range labor means you are paying for the technical knowledge of how water-thin cement behaves in Toronto’s climate.
